Drywall for Multiplexes & Multi-Unit Buildings

Duplexes, triplexes, and fourplexes have specific drywall requirements that differ from single-family homes. Party walls between dwelling units require fire-rated Type X drywall assemblies to meet Ontario Building Code fire separation requirements. We install the correct drywall types and layer configurations to achieve required fire ratings - typically 1-hour or 2-hour rated assemblies depending on building height and construction type. Understanding Drywall Finish Levels

We provide Level 4 finish as our standard for all living spaces - this includes tape embedded in joint compound at all joints and corners, plus three coats of compound with proper sanding between coats. Level 4 is appropriate for 95% of residential applications with flat or eggshell paint finishes. For high-end homes with gloss paint or specialty finishes where imperfections would show, we offer Level 5 skim coat finishing. Garages and utility areas receive Level 2 finish unless specified otherwise.

Fire-Rated Party Wall Construction

Ontario Building Code requires fire-rated separations between dwelling units in multiplexes. These party walls typically require double layers of 5/8" Type X drywall on each side of the wall cavity to achieve required fire ratings.
